When it comes to your real estate investments, you need a good title partner. The job of a title provider is to guaranty title to real estate that is free and clear of all liens and encumbrances and that ownership is closed and recorded with the proper individual or entity. Once we have reviewed and cleared title we are able to issue a title insurance policy(s) for that property(s).

The value of title insurance and our process

Title insurance protects the owner and/or lender against outside claims of ownership, liens or encumbrances against the property. One of the most important real estate documents is the deed which puts the world on notice to whom the record title holder of the property is. Many documents from closing are put into an official county record, which is known as recording. This is an important part of the process and provides a traceable chain of title to a property to establish ownership and lien priority.

The title search matters

When the title request is received (it is searched) we investigate (review) that previous ownership transfers were proper and legal, whether by an individual or business entity. We inspect documentation to ensure the legal description of the property will match exactly to what you plan to take as ownership. Our search process will disclose to you and other interested parties to the transaction any liens or encumbrances such as public encroachments, leases and restrictive covenants. These are reviewed and shared with you to verify they meet your planned use of the property. Certain types of encumbrances can prevent property owners from exercising full control over their property and in some cases allow for the property to be repossessed by a creditor or government.
