Boardwalk Development Group, LLC, the Manager for Boardwalk Storage Fund I, LLC., is pleased to announce the acquisition of Killian’s Park N Store, a 17-acre Boat & RV Park located at 1265 Univeter Road in Canton, GA. Killian’s Park N Store is Cherokee County’s largest Boat & RV Park and serves as a model for Class-A Boat & RV parking facilities for the county.

According to the Atlanta Regional Commission’s latest forecast, the 20-county Atlanta region will add 2.5 million people by 2040, bringing the region’s population to more than 8 million. Cherokee County, the 3rd fastest growing county in the Metro-Atlanta region, will add nearly 160,000 residents by 2040, bringing the total population to 392,500. The 2016 Average Household Income in the 5-mile radius surrounding the property is $88,343.
Value Creation Strategy
Boardwalk has re-designed the current parking layout to add over 100 new spaces available for rent. Rajen Sheth, CEO, says “We have developed a strong marketing plan to ensure we [Boardwalk] fill every available parking space” including the launch of a new interactive website which will allow customers to rent a parking space online and to pay their bill online. To provide greater convenience, Boardwalk plans to install a self-service Kiosk on site and offer “Concierge” services. The concierge will assist Killian’s members with arranging transportation to the airport, Boat & RV detailing, and arranging repair services.
Starting in 2018, Boardwalk plans to add 80,000 Sqft of climate and regular self storage space. This will turn Killian’s into a true, institutional quality self storage and Boat & RV park.
