Guardian Storage, which operates 15 self storage facilities in Colorado and Pennsylvania, will begin construction this week on a large expansion project at its property in Monroeville, Pa. The company is adding 83,525 square feet of storage space to its facility at 4711 William Penn Highway. The plans include renovating and expanding the existing two-story building as well as constructing a new three-story structure to create 709 new storage units as well as retail space.
Property features will include drive-up and interior storage, controlled access, and covered loading docks. The site will also have a business center with a meeting room, fax machine, copier services and free Wi-Fi. In addition, tenants can arrange for packages to be picked up on site or accepted by a Guardian manager.
The new structures will be built according to Guardian standards, which focus on efficient and environmentally friendly construction and operational practices, according to a company press release. Designed by Desmone Architects and built by Bridges Construction Services Inc., the addition is expected to be complete in March.
“After planning this property for two years, we’re excited to introduce the Guardian difference to the Monroeville and surrounding communities,” said company president Steven Cohen. “The facility will be a valuable addition along Route 22, providing the latest in self storage amenities and security in a convenient location to meet the various needs of residents and businesses.”
Established in Pittsburgh in 1987, Guardian Storage operates 12 facilities in Pennsylvania and three in Colorado. It has two properties under development in Hampton and Robinson Townships, Pa.
